Here are the items you'll need for your loan application:The loan approval process generally begins with an initial interview which determines the price range you can realistically afford and the mortgage amount for which you qualify. This step is called pre-qualification and can save you much time and trouble by making certain you are looking in the correct price range.

The next step is taking the actual loan application.  At Helen B. Marshall & Company we do this over the phone. It generally takes less than 15 minutes.  If you live in the greater Orlando area, we'll arrange a time to meet and sign all the appropriate documents. If you live outside the greater Orlando area we'll overnight a package to you for your signature.

In order to expedite the process, please have the following items on hand as you'll need to refer to them during your loan application. You'll also need to provide copies of all pertinent documents.


FOR PURCHASES

  •  A purchase contract for the house you are purchasing as well as the one you are selling, if applicable.
  • Your bank account numbers and the address of your bank branch, along with checking and savings account statements for the most recent 2 months.
  • Most recent statement for your 401(k).
  • 2 months most recent statements for stocks, bonds and/or other depository accounts. 
  • You will need to source any non-payroll related deposits on all asset related documents, which means you'll need to provide evidence of where these funds originated.  
  • If you're liquidating your 401K for your down payment and/or closing costs, we'll need a letter from your 401k indicating the terms of withdrawal and/or loan.
  • 30 days most recent pay stubs.
  • Last 2 years W-2's.
  • If you are self-employed or receive 1099 income, last 2 years complete tax returns. Please make sure they are signed and dated.
  • If you are self-employed, signed y-t-d P&L & Balance Sheets.
  • Other proof of employment and income verification.
  • Divorce settlement papers, including child support documentation, if applicable.
  • Credit card bills for the most recent billing period to obtain accurate balances.
  • Information on other consumer debt such as car loans, furniture loans, student loans and retail credit cards.
  • If you currently have student loans that are on deferment, we'll need written evidence stating the terms of the deferment.
  • Bankruptcy documents, if applicable.
  • If you are receiving a gift for your down payment and/or closing costs, we'll need evidence the donor has the ability to give the gift. We'll provide you with a letter for them to fill out. This letter simply states that the money is in fact a gift and will not have to be repaid.

FOR REFINANCES

You will also need to provide the following:
  • Copy of your deed.
  • Copy of your existing 1st mortgage Note.
  • Copy of your existing homeowner's insurance policy.
  • Name, phone number and address of your Homeowner's Association.

FOR VA MORTGAGES

You will also need the following:

  •  Eligibility Certificate.
  •  DD214 (We only need this if you do not have an Eligibility Certificate.

Credit Report and Appraisal
The credit report costs $20 per single borrower or $30 for a married couple.  Additional charges may apply if any credit supplements are required.  The appraisal fee costs between $405 - $495 and   depends on the type of loan you are applying for.  If you are purchasing an investment property, there are additional schedules which will increase the cost of the appraisal.

Please don't let this list overwhelm you.  Every loan does not require every item listed above. Each loan is different and we'll be able to advise you as to exactly what documentation you'll need.
